INSPECTION & TESTING
An Electrical Installation Condition Report (EICR) previously known as a Periodic Inspection Report, and sometimes known as a landlord certificate, fixed wiring certificate, or 5 year test, is a summary of the condition of your electrical installation and whether it is suitable for continued use. They should generally be carried out every 10 years domestically, every 5 years in rental and commercial property, and more often in certain other properties.
There are various reasons for having an EICR done, including:

Letting out a property, in which case this is a legal requirement every 5 years or change of occupancy (whichever is sooner)

Checking the electrics in a property you are considering buying

A request from your insurance company in the event of a claim

After an incident such as a fire or electric shock

Peace of mind that your electrics are safe
